Booking methods

We are using a professional service for the rental activities. For you that means that there is a contact in the South Lake Tahoe area and you are assured of a clean house and clean linnen at your arrival.

There are two methods of booking.


Terms and Conditions

  • The security deposit is due within one week of making your reservation. If not received on time, the reservation will be cancelled.
  • Full payment must be received 30 days prior to arrival. Christmas and New Year bookings are due 60 days prior to arrival.
  • Bookings made less than 30 days in advance must be paid in full at the time of booking.
  • No pets, no smoking, not too many occupants in the house. Violations may result in loosing your security deposit.

Cancellation

  • Within three days of booking date a full refund will be given.
  • After three days a $120.00 cancellation fee will apply.
  • Within 15 to 30 days of arrival date, the cancellation fee will be half of the rental amount.
  • Less than 15 days prior to arrival date, no refund of the rental amount will be given. Only the security deposit, cleaning fee and tax will be refunded.
  • No refunds will be given due to road closures or any weather related reasons.

Security Deposit

  • The security deposit will be refunded within 21 days of your departure date.
  • You are responsible for all missing items and any damages to the house or its contents, including fire and water damage.
  • If damage exceeds your deposit, you are responsible for full payment.
  • Required excessive cleaning or moving of furniture will result in charges that will be deducted from your security deposit.
  • Rates will not be discounted due to failures of any system within the house, such as the heating or electrical system, nor for any condition of the premises caused by weather, the elements, or any other unforeseen event.

Phone

  • You must use a calling card for all long distance phone calls.

Rental Office

  • Key pick-up is at the Rental Office.
  • Office hours are Monday – Friday, 8:00 am – 8:00 pm.
  • Saturdays and Sundays 8:00 am – 5:00 pm.
  • After hours you can pick up your key at 2291 James Ave. #2.

  • Maximum number of overnight guests allowed at this property is 10 persons.
  • Maximum number of cars allowed at this property is 6. Parking is only allowed on paved areas.
  • Please park you car behind the house using the driveway behind the house.
  • Occupants shall not disturb, annoy, endanger, injure, or interfere with the quiet, peace, and enjoyment of any and all neighbors.

Note that the terms and conditions, as well as the fees, are different than listed on this web site. For instance, you cannot book the weekly rate.
